When it comes down to real estate investing there are a lot of avenues you can do but you really should never try to do it alone. You should create a power group of associates helping you flip. For example, a Realtor that works with clients buying apartments when you are assigning single family houses will be probably not be a good partnership. Also, be sure they have an understanding working in the locations where you are flipping real estate. They really should also have at least 2-3 years of full time experience in the location you are hiring them for. Also, always gather referrals so you can expand your team using the best people.

When you get a home under contract, you will have control. Then you can wholesale it to another rehabber at full price or for a flat fee so they can close on it. This is a great no risk way to establish quick profits using very little money or other lending methods. Since you have neither of these limitations you can also do several at a time making real estate wholesaling a good cash flow system especially once you have a reliable program working for you!
